    This ranch is located in northern Kinney and southern Edwards counties about 22 miles north of Brackettville. Access is approximately 5.4 miles off of a farm to market road down a deeded easement that is paved except for last eight-tenths of a mile before the entrance to the ranch. This unique secluded ranch is adjacent to a large game preserve that will never be divided into smaller tracts.

    The headquarters of the ranch consists of two small cabins and several barns, sheds and corrals. In addition there is also a metal clad hunting lodge with a large kitchen, two large bathrooms, 3 large bunk rooms and a living room. This lodge can sleep up to 30 people. A nice set of working pens, water well and a barn near the lodge round out the improvement package.

    The ranch has a main wide canyon that runs from south to north becoming narrower at the north end of the ranch. There are several side canyons off the main canyon with some very large Pinon Pine trees growing as well as Juniper, Live-oak and other vegetation native to the Texas Hill Country. Mesquite and other south Texas type vegetation are found in the southern end of the main canyon. There are seven water wells on the ranch, most equipped with windmills but two or three with electric submersible pumps. This ranch is well watered to provide for livestock as well as the abundance of wildlife mostly being Whitetail deer, a sizable population of Rio Grande Turkey as well as Bobwhite Quail, dove, hogs, and other wildlife. This area is one of the most popular birding destinations in the state. This ranch has been managed for a minimum of 140 class Boone and Crockett deer according to the owner.

    The topography on the ranch ranges from fairly level in the canyon bottoms, to rolling to some very rough canyons and hills on the northern and western portion of the ranch. For the most part this ranch consists of rocky limestone hills found in most of southern Edwards and northern Kinney counties. This is a very scenic and secluded ranch with elevations ranging from 1,600 feet to over 2,000 feet offering beautiful view of the surrounding countryside.

    The mineral ownership has not been verified at this time, however the owner has agreed to convey ½ of what he owns as well as the executive rights to leasing.

Info: My name is P. H. Coates, IV. My friends call me Fourth or Cuatro. I was raised north of Brackettville in Kinney County, Texas on a sheep, Angora goat and cattle ranch. I graduated from Brackett High in 1971 and obtained a B.A. with a concentration in finance from South West Texas State University in 1975, now known as Texas State University.
My career includes working at a small bank near Austin, Texas as well as for a Savings and Loan Association in Uvalde, Texas. During my banking career I also worked for a short time as a ranch manager for the trust department at Frost Bank in San Antonio. In 1979 I leased a ranch in Bandera County and I ranched full time for the next eight years. I obtained my real estate license in 1985 and my broker’s license in 1989 and worked full time selling mostly farm and ranch real estate until 1991. In 1991 I was hired as the Chief Appraiser for Bandera County and served in that position until May of 2000 and then took the job of Chief Appraiser of Kerr County which is my present job. Since my father’s death in 1997 I have been ranching our family ranch in Kinney County.
